We bought our house without flying in until the registration. Anitha did the site visit on a video call, sent us every document with notes, and our lawyer in Kochi said it was the cleanest file he had seen.
My flat had a property tax mutation pending from the previous owner. Varghese sorted it at the corporation office before we listed, and we had a buyer at the asking price in under three weeks.
They talked us out of two plots that looked cheap but had access issues. The one we bought had a proper survey and an encumbrance certificate going back 30 years.
